Planning evaluation
This involves evaluation of the prospects for planning consent being achieved for a proposed development. This political and community ‘spot check’ is crucial to a developer considering acquiring an interest in land or submitting an application for inclusion in a local plan, for re-zoning or for outline or detailed planning. The check will look at the political make up of the relevant authority (council and/or Government Office), whether the land has any ‘history’ such as being considered important by environmental or local pressure groups, how powerful/militant local environmental and resident groups are, and the recent history on planning and development in the area.
What will be delivered here is a document providing the planning landscape for the proposed development, the obstacles to gaining planning consent and indications of what is most likely to succeed.
